A minimalist lifestyle, tiny homes range in size from 100 to 400 square feet on average and are placed on trailers to follow you wherever you go. They are often coveted by those who want to live more simply and save money.

But while dramatically downsizing may seem like a financially sound move, there are a few things to consider before buying or building a tiny home.

The price of a tiny house depends on its size, style and how you get it.

Building a tiny home starts at $45,000, GOBankingRates’ Daria Uhlig reports, citing data from Tiny Home Builders. Deirdre Sullivan of home living website The Spruce analyzed 2017 prices from 25 tiny house builders in 25 different states and found that the median price of a tiny house in the US is $59,884.

Building a tiny house is usually cheaper than buying one. Sullivan interviewed several first-time builders with prices ranging from $12,000 to $35,000. But it’s possible to build a tiny house for under $10,000: One couple paid $8,000 to build their 24-foot-long, 8-foot-wide, and 13-foot-tall tiny house.

And Teri Page of Homestead Honey built a 348-square-foot tiny house for $8,270, while her neighbor’s 120-square-foot tiny house cost $21,200. She told Realtor.com’s Margaret Hadenary that she spent $7,800 on materials alone, but saved on labor costs because her husband was working. His neighbors hired workers, which cost an additional $7,000, he said.

Small Cabins You Can Diy Or Buy For $300 And Up

People who prefer to build rather than buy can also get a tiny house shell – a finished exterior and unfinished interior to personalize. Tiny Home Builders has a standard shell from $17,000 for a 12-foot tiny house to $37,000 for a 28-foot tiny house without extras like electricity, plumbing, and trusses (exterior roofs that create extra space).

You can also buy a tiny house kit that can cost less than $10,000 and comes with blueprints, a custom trailer and a list of the equipment needed, Heidenry wrote.

Compared to Zillow’s median home listing price of $275,000, a tiny home may seem like a cheaper option depending on how you get it, but that’s not always the case.

When you look at the price per square meter, tiny houses tend to be more expensive than regular houses.

According to Uhlig, the average home costs $150 per square foot to build. Tumbleweed Tiny House Co. The tiny houses he’s built cost more than double that — $400 per square foot. And Zach Giffin, host of the reality TV series Tiny House Nation, told Bridget Early of Apartment Therapy that it costs $300 per square foot to build a tiny house.

“The average price per square foot is higher because you’re cramming everything into a smaller space,” he said. “A lot of the cost of construction is in the details.”

According to Earley, tiny houses can also be more expensive than their tiny home counterparts, mobile homes, which start around $30,000 for a 765-square-foot single-wide home.

To build a tiny house, you have to pay a local building permit fee, which can cost a few hundred dollars or even thousands of dollars, Hedinari wrote.

And if you’re going to be traveling with your tiny home, there are a few extra considerations to consider—like paying for a car strong enough to tow your tiny home, a trailer hitch, and a trailer brake controller. For a private lot or parking lot as an RV park, the final cost can range from $500 to $1,500 per month, according to Sullivan.

Even if you’re not moving, you still need a place for your tiny house, which may mean buying land or renting a lot, according to Uhlig. Zoning laws for tiny houses can be strict, and some require that you own the land where your tiny house is built or parked. They can also adjust the lot size.

There are also additional costs such as insulation, electrical and plumbing, Hedinari said – Plumbing can cost about $1,000 and solar panels can cost about $3,500.

Building A Tiny House With No Experience

Giffin said utilities are the most expensive part of building a tiny house. Because smaller homes require special appliances—energy efficient and compact enough for the space—you pay more for them.

And if you can’t downsize your property to match the size of your home, you’re not saving money.

Mike Arman, a mortgage broker and director of economic development in Oak Hill, Fla., told Trulia that without storage space, some people may end up renting storage units. “You can buy a plain old nunnery for the same money and get a lot of use out of it,” he said.

Justin Uday, a Realtor with Century 21 Everest Realty Group, told Trulia that tiny homes are a niche market — not good in a real estate industry where sales depend on supply and demand.

“A tiny house is not recommended because it only serves a small clientele in the market,” he said. “The more restrictive the real estate market is, the more space there is. The more houses, the fewer buyers there are.”

Reselling can also be difficult because “You can’t really expect [a tiny home] to appreciate the way you can expect real estate to appreciate,” Giffin said.

According to Uhlig, smaller homes tend to appreciate faster than larger homes, making them a better long-term investment than a smaller home.

Tiny Homes: Are They Worth It?

Finding buyers can also be difficult because tiny homes are seen as a fad rather than a trend, said both Uhlig and Keith Thompson, a realtor with Berkshire Hathaway Home Services Carolinas Realty who also spoke with Trulia.

“This is a completely unproven market given the strong interest in reality TV,” he said. “I could say that the artificial interest and uncertainty caused by the TV trend in a new, unrepeatable market makes small houses risky investments.”
