Part of the minimalist lifestyle, the tiny house is between 100 and 400 square feet, and can be attached to a trailer to accompany you wherever you go. They are often sought after by people who want to live easier and save money.

But while drastic downsizing may seem like a good deal financially, there are a few things to consider before buying or building a tiny home.

The cost of a tiny house varies depending on the size, style and how you can afford it.

Tiny homes start at $45,000, Daria Uhlig of GObankingRates reports, citing data from tiny home builders. Deirdre Sullivan of the lifestyle website Spruce analyzed 2017 prices from 25 tiny house companies in 13 states and found the median price in the US for a tiny house was $59,884.

It is often cheaper to build a tiny house than to buy one. Sullivan interviewed several early-stage builders, whose prices range from $12,000 to $35,000. But it’s possible to build a tiny house for less than $10,000: One couple paid $8,000 to build their 24-ft. The tiny house is 8 feet wide, 13 feet long.

Dan Teri Page of Homestead Honey built her 348-square-foot tiny house for $8,270, while her neighbor’s 120-square-foot tiny house cost $21,200 to build. She told Margaret Heidenry of Realtor.com that she only spent $7,800 but saved it at work because her husband did the work. His neighbor hired a contractor, which cost another $7,000, he said.

Compared to Zillow’s median home listing price of $275,000, a tiny home may seem like the cheapest option no matter how you get it, but that’s not always the case.

When you look at the price per square foot, a tiny house can be more expensive than a regular house.

According to Uhlig, the average home costs about $150 per square foot to build. Tumbleweed Tiny House Co. makes more than double that amount – $400 per square foot. And Zack Giffin, host of the reality TV series Tiny House Nation, told Brigitt Earley of Apartment Therapy that it costs $300 per square foot to build a tiny house.

“The cost per square foot is higher because you’re putting everything together in a smaller space,” he says. “In building, a lot of what’s profitable is in the details.”

Tiny houses can also be more expensive than their smaller counterparts, mobile homes, which start at about $30,000 for a 765-square-foot one-story home, according to Earley.

To build a tiny house, you need to pay for a building permit, which can cost as little as a few hundred dollars or thousands of dollars, Heidenry wrote.

But if you can’t downsize your property to match your home, then you may not be able to save money.

Mike Arman, a realtor and economic development manager for Oak Hill, Florida, told Trulia that without storage space, some people may end up renting storage space. “You can buy an old ‘not cheap’ house for the same amount and get a lot of value out of it,” he said.

Justin Udy, a real estate agent at Century 21 Everest Realty Group, told Trulia that tiny houses are part of a niche market — not ideal in real estate, where the market depends on supply and demand.

“Small houses are not encouraged because they only suit a small number of buyers in the market,” he said. “The more limited the property is on the market, the more niche, the more niche the house, the less buyers for that house.”

Resale can also be difficult because, “You can’t expect [tiny houses] to appreciate the way you can expect real estate to appreciate,” Giffin says.

According to Uhlig, smaller homes appreciate faster than larger ones, making them better long-term investments than smaller homes.

Finding buyers can also be difficult because tiny homes are seen as a luxury rather than a trend, according to Uhlig and Keith Thompson, real estate brokers at Berkshire Hathaway HomeServices who also spoke with Trulia.

“This is an unprofitable market, with a strong interest in reality TV,” he said. “I would say that the built-up interest in the TV series is due to the uncertainty in an unproven new market that makes tiny houses a risky investment.”
